I just had a tenant leave a day early and on his ride home called to inform me that the heating register in the garage froze and then burst.

They noticed water gushing out from under the garage door the night before, so they turned the water off to that zone. I went up there the next day (yesterday) to find the place a complete mess along with blown out pipes in the garage. The only way that this could have happened would be for someone to leave the garage door open long enough for the heater to freeze - which of course they deny. I am not going to fix this heating zone until the spring. Renters do not need a heated garage only to leave the door open all of the time.
Just another day in rental paradise!
